Villa Monica is an 18-unit professionally managed townhouse community located at 1429-1435 26th Street in Santa Monica. Our complex was constructed in 1980.
Located near the intersection of Santa Monica Blvd. and 26th St., Villa Monica zones to Santa Monica's excellent public schools, enjoys access to nearby parks, and is close to major job centers on LA's Westside.
For the health and wellbeing of all, and also in compliance with City laws, no smoking is allowed in our common areas or inside any units unless they were grandfathered in. All new tenancies as of November 2012 are non-smoking.
Villa Monica is one of the closest residential communities to the Metro Expo Line's 26th St/Bergamot Station. In just a short .38 mile walk, the rest of LA is your oyster.
Villa Monica is also the perfect place to call home to those who are car-light or car free. Our community is well-served by frequent Metro and Big Blue Bus service; Santa Monica has more than 100 miles of bike lanes, of which 19 are painted green; and we are located near goods and services that are difficult to procure online.
At the corner of 26th and Santa Monica Blvd., you'll find fan favorites like: Starbucks, Jamba, Subway, and a 24-Hour CVS (the only one citywide). Up the street is a family-friendly pizza joint, a well-regarded locally-owned car mechanic, two dry cleaners and a recently refurbished coin-operated laundromat (4.5 stars on Yelp).
Villa Monica zones to the Santa Monica-Malibu Unified School District, all designated as California Distinguished Schools: McKinley Elementary, Lincoln Middle, and Santa Monica High School (Samohi). Many Villa Monica families have proudly sent their kids through these schools.
Villa Monica is also near many parks. You'll find many of us who own dogs at the Colorado Center Park, which is 0.5 blocks away and is full of jewels: a full-service gym (including a pool!), tennis courts, a tot lot, a basketball court, groups that meet up to practice Tai Chi, ample green space to toss a frisbee, and an artisanal coffee shop. There's even a NAEYC-accredited preschool located there (many of us sent kids there too). Other open spaces include the Water Garden (1.5 blocks away), McKinley Elementary School (open on weekends, 2.5 blocks away), and Douglas Park (0.3 miles away).
Finally, Villa Monica is located within the City of Santa Monica, where the weather is always nice.

The HOA board also emails draft and approved versions of meeting minutes to every owner through the building-wide Google Group. Access is restricted to owners only.
